With the Colt Firm, we in house everything by not only charging our clients one flat fee that eliminates all change orders but also includes site visits, consulting, code research, zoning research, meeting with your building department, populating a full in-depth estimating sheet for financing with hard numbers with licensed builders who have been vetted by our team.
-A plan is not enough but a full development packet is what you need to build from A-Z! This saves our clients thousands up front. You need to have a full development package in order to get pre-approved by your permitting department and loan officer to start construction.
-Plans: When it comes to plans, we have architects, builders or engineers who actually have construction backgrounds in saving our clients thousands in the field. All plans are reviewed and stamped by licensed and professional structural engineers, MEP Engineers and Civil engineers if required upon your parcel ID or scope of work. This can range between .50-$1.50 per square foot upon final approval by our clients, builders and planning committee.
-Engineering: When it comes to stamps and seals, our engineers are licensed in 48 states of the U.S. for residential and commercial projects. All plans are reviewed by our team of builders, developers and engineers before proceeding to financing and permitting.
-Financing: When it comes to financing, do not worry, we got you. We work with over 100 banks that cater to VA loans, conventional loans, FHA loans, commercial loans and etc. We truly are a one stop shop for our clients in making your life easy and stressless within your construction process.
-Steel Manufacturing: Colt Steel saves our clients directly by offering cost saving in buying direct from Colt Steel as the actual manufacturer. In Laurens, South Carolina we have a 70,000 square foot manufacturing facility with 3SI. This saves our clients up to 50% on the materials of their steel project by buying direct by-passing brokers, contractors and retailers. We are not a broker or retailer but the actual manufacturer.
-Colt Steel: Colt Steel offers a lifetime warranty in longevity, architectural diversity, and technologically advancements with a steel structure that is termite proof, fireproof, mold proof and offers our clients insurance breaks. Cold Form Steel permits us to build quickly with unskilled workers and to cater to both residential and commercial spaces anywhere in the world.
