We will need the following information typically to get started and as the order of operation flows will our team members step in to support your build.

Our Construction Process (A–Z)
At The Colt Firm, we provide a full-service, turnkey solution for residential and commercial construction. Our process is structured, detailed, and designed to ensure efficiency, transparency, and quality from concept to completion.
1. Initial Consultation & Client Qualification
Upon initial consultation, we conduct a mutual evaluation process.
We are selective in our clients—just as our clients are with us—because this is typically a 6–14 month commitment from start to finish.
We conduct a client interview to ensure alignment in:
- Vision
- Budget
- Timeline
- Expectations
2. Design & Consulting Phase (30–90 Days)
A design and consulting fee is required to begin.
This phase includes:
- Coordination meeting (Zoom or conference call) with:
- Designer
- General Contractor
- Engineer
- Lender
- Project Managers
- Senior Developer
- Full architectural design development
- Iterations and revisions (based on scope and change orders)
Timeline: 30–90 days, depending on complexity and revisions.
3. Estimation Phase (30–60 Days)
A separate estimation fee is required.
This phase includes:
- Detailed material takeoffs
- Labor cost analysis
- Scheduling projections
- Site logistics planning
Our licensed builder will:
- Conduct an on-site visit
- Review permitting requirements
- Develop a comprehensive, itemized cost breakdown including:
- Materials
- Labor
- Excavation
- Equipment
- Permits & fees
- Delivery schedules
Timeline: 30–60 days
4. Plan Finalization & Client Approval
Upon completion of design and estimation:
- Final plans and pricing are presented
- Client reviews and approves full project scope and budget
5. Engineering & Permitting (1–2 Weeks)
Engineering is completed through StampedPlans.com (separate fee).
This includes:
- Structural engineering
- MEP (Mechanical, Electrical, Plumbing) coordination
- Stamped and sealed plans for permitting
Timeline: 1–2 weeks
6. Construction Loan Approval (30–45 Days)
We submit:
- Final plans
- Engineering documents
- Project cost breakdown
To your lender for construction loan approval.
Timeline: 30–45 days
7. Construction Phase (90 Days – 12 Months)
Upon loan approval, construction begins.
This phase includes:
- Project scheduling and mobilization
- Material procurement and delivery
- Coordination of trades
- Required inspections by city/county authorities
Note: Inspection schedules and external factors may impact timeline.
Estimated build time:
- Fast track: ~90 days
- Standard: Up to 12 months
