When comparing lenders, especially for non-standard homes (barndos, manufactured, modular), these factors matter a lot:

• Land ownership & foundation: Many lenders require the home be permanently affixed to owned land (not just a lease). Foundation and anchoring must meet building/local codes.
• Appraisal challenges: If there are few comparable homes in your area, you might have difficulty getting an appraisal. Some lenders / non-QM programs are more flexible.
• Construction vs Permanent loans: Does the lender offer “construction to permanent” financing (you build, then it converts to your mortgage)? That simplifies things.
• Down payment / equity in land: If you own the land already, equity there can sometimes be used to reduce down payment. Some lenders include land purchase + construction in one loan.
• PMI and insurance: Some lenders waive Private Mortgage Insurance (PMI) if enough down payment or equity is present. Manufactured home loans often have different insurance / warranty / depreciation issues.
• Local zoning and code regulations: Even if the lender is OK, local building codes or zoning might not allow certain structures or placements. Always check with your county/state.
